Location
West Burlington, on the east side of town.
Penn’s Landing sits on E. Pennington Street between West Burlington Avenue and Cottage Grove Avenue — an established part of West Burlington with streets, sidewalks and city services already in the ground around it.
The town
Small enough to know, big enough to work in.
West Burlington is a city of about 3,200 people in Des Moines County, sharing a border with Burlington and sitting a few minutes west of the Mississippi River. It is roughly five square miles, which means most of what you need is a short drive rather than a commute.
The town punches well above its population on employment. Great River Health runs its main hospital campus — Southeast Iowa Regional Medical Center — here in West Burlington, and it is one of the largest employers in southeast Iowa. Southeastern Community College has its main campus in town. Burlington Trailways is headquartered here. US Highway 34 runs along the south side of the city and carries you east into Burlington and across the river, or west toward Mount Pleasant and the interstate.
For a buyer, the short version is this: you can live in a quiet nineteen-lot neighborhood and still be minutes from a regional hospital, a community college, and a highway.

Services at the lot line
Everything is already here.
This is infill, not a greenfield subdivision on the edge of town. The utilities that serve Penn’s Landing are the same ones serving the blocks around it.
Water & sewer
City of West Burlington. New water main, hydrants and sanitary sewer are extended into the plat, with the sanitary connection running to the existing manhole near the lift station.
Gas & electric
Alliant Energy serves both. Service comes off the existing lines along the adjoining streets.
Phone & internet
CenturyLink for telephone and Mediacom for cable and internet, the same providers serving the surrounding neighborhood.
Storm water
A detention area and storm sewer system are built as part of the plat. Outlot 1, 1.32 acres on the west edge, is reserved for the City for drainage and detention.
Streets & sidewalks
A new 24-foot concrete public street runs north off E. Pennington and ends in a cul-de-sac. Sidewalk easements are platted along the street.
Public safety
West Burlington Police Department and West Burlington Fire Department, both in town.
